The Public Hearing of the Board of Supervisors on the North McKay Ranch subdivision has been postponed until 1:30 pm on March 22nd.

In the meantime please write letters to the Board. Depending on your point of view either oppose the project in its entirety, which 350 Humboldt as a group as done, or suggest that conditions be attached if it is passed.  Or ask for opposition but fall back to conditions.

Here are some ideas for conditions. They are all things that have been suggested to the developer or the County but turned down.

  • Electrification of buildings. No gas hook-ups.
  • Required EV charging for all residents.
  • Required charging for solar.
  • Low GWP heat pump hot water heaters and heat pumps (a new refrigerant is out this month with a GWP of 300 specifically for heat pumps)
  • Transportation and transit improvements such as those suggested by RCEA and HCAOG to reduce use of cars
  • Much higher residential density. Infill rather than a new subdivision would be far preferable, but if there is going to be a subdivision density should be higher and linked to transit.
  • More commercial services such that they would reduce vehicle miles traveled and therefore greenhouse gas emissions
  • The Planning Department must be able to show that the project can meet transportation greenhouse gas emissions goals in line with the Regional Transportation Plan, the General Plan and the RCEA RePower Humboldt.

Opposition is based on the large number of vehicle miles traveled a year that will be added (12 million) and the consequent greenhouse gas emissions, which the EIR says cannot be mitigated to be less than significant.
